 About Our Homes
All homes are fully furnished and fitted out. Just bring your clothes and your food!
Linen and towels are provided (excluding cot linen/blankets).
Premises aren't serviced during your stay unless requested (extra charge).
Homes all feature a detailed information book about the house and locality.
Local phone calls, Foxtel (cable TV) and broadband internet (usually wireless) are provided free of charge!
Homes all have books, toys and games included.
A portacot and highchair are at each property, at no extra charge.
A starter supply of everything from toilet paper to kitchen paper towels is provided, including tea/coffee/milk.
Guests don't need to replace what they use, just buy extras for your own use during your stay.
 Who can stay?
Only the stated maximum number of guests can stay at the property. At least one guest must be over 21.
Note that parties are prohibited!
Pets are welcome at many of our properties, but only if approved in writing, and a small surcharge applies. We don 't guaranteee properties to be 'pet proof' even if fully fenced, but if pets are allowed then they are welcome both indoors and outside - but NEVER on the furniture.
 Payment Details
A booking is not guaranteed for you unless we have either credit card details as security or a security bond. This is different to the deposit payment.
Deposit of 25% of the total tariff is payable within 72 hours to confirm the booking.
The balance is payable 21 days before your arrival date (or straight away if your arrival is within 3 weeks).
A refundable security bond of at least $300 is payable if guests don't provide credit card details.
A credit card surcharge will apply for payments by Visa, Mastercard and Amex. Diners Club not accepted.
If paying by overseas bank transfer a $20 fee will also apply.
 Cancellation Policy
Once an initial payment has been made, you have a 3 day 'cooling off' period (commencing day payment is made)during which you can cancel without penalty. After that, the following conditions will apply.
Full refund (less $200 cancellation fee) will apply if cancelled more than 28 days before arrival.
If cancelled 15-28 days before arrival, only the portion that can be re-let will be refunded, less cancellation fee.
No refund will apply (either whole or partial) if cancelled 14 days or less before arrival. This also applies where guests are already in residence but want to leave earlier than their booked checkout date.
Credit card surcharges aren't refundable.
Minor changes to your booking which don't reduce the length of stay will be accommodated wherever possible.
If Homely Houses needs to cancel your booking due to unforseen circumstances, a full refund will apply.
 

Full conditions will be supplied on booking, and by making a payment, guests agree they have read, understood and accepted the Terms and Conditions.
